What is Design/Build?

Design/Build is a project delivery method where a single entity has complete accountability for both design and construction. The Design/Build contractor retains the design professionals and accepts full responsibility for integrating design and function while effectively controlling costs and schedule.

The Design/Build team is a collaborative effort of design and construction professionals. When the designers and contractor are on the same team, design development, cost estimates, permitting, and construction overlap. This overlapping of tasks provides increased efficiency, improved communication and decisions are made faster. With Design/Build the contractor is able to review the design as it develops and give input from a building professional’s perspective.

Working with a contractor that specializes in cost estimating assures the project will fit the Owner’s budget. Far too often, traditional Design/Bid/Build projects fail because the bids exceed the Owner’s budget.
